CAUTION! It can happen quickly.

An expensive car repair, an unexpected hospital visit, a missed week of work – just a few little things and the life you’ve worked so hard to build can feel like it’s tipping dangerously out of balance.

Once the scales turn against you, it can feel like it is impossible to ever tip them back in your favor again. When your financial problems reach the point where they threaten your home, it is difficult to manage the stress. Sometimes it is even difficult to force yourself to seek help.

As a Florida real estate professional in Broward County, who has earned the Certified Distressed Property Expert (CDPE) designation, my mission is to provide financially-challenged homeowners with options to foreclosure, ensure that they steer clear of scams, and help navigate them through the solution that best meets their needs.

Don't attempt this on you own.  Choose to face the challenge with a professional on your side.

I can help you realign the balance in your financial life and tip the scales back in your favor. Call or email me and schedule your free, confidential consultation. We can work together to make sure you end up ahead.

The independent foreclosure review directive deadline has been extended thru July 31, 2012.  Consumers who want to submit their request to have their foreclosure cases checked by a third party now have additional three months to do so as per the Federal Reserve and the Office of the Comptroller of the Currency (OCC).  The deadline has been pushed to give consumers more time to file for a case assessment if they believe they suffered financial injury as a result of Robo-Signing errors in foreclosure actions in 2009 or 2010

The independent foreclosure reviews, as mandated and enforced by the federal regulatory agencies, only apply to the following participating servivers:

·         America’s Servicing Company

·         Aurora Loan Services

·         BAC Home Loans Servicing·         Bank of America

·         Beneficial

·         Chase

·         Citibank

·         CitiFinancial

·         CitiMortgage

·         Countrywide

·         EMC

·         Everbank/Everhome Mortgage Company

·         Financial Freedom

·         GMAC Mortgage

·         HFC

·         HSBC

·         IndyMac Mortgage Services

·         MetLife Bank

·         National City Mortgage

·         PNC Mortgage

·         Sovereign Bank

·         U.S. Bank

·         Wachovia Mortgage

·         Washington Mutual

·         Wells Fargo

·         Wilshire Credit Corporation

Eligibility for review requires the following:

·         Loan  was serviced by one of the participating companies above,

·         The mortgage loan was subject to foreclosure between January 1, 2009 and

December 31, 2010

·         The property securing the mortgage was the borrower’s primary residence.

There are no costs associated with the foreclosure reviews.  Eligible borrowers should have received a letter by the end of 2011 detailing the process.

Unmanageable Mortgages Continue to Cloud Family Finances and Real Estate Recovery

Davie, FL – February 1, 2012 – “The stress of an unmanageable mortgage can cloud everything,” said Michelle Burgos, CDPE, RE/MAX PowerPro Realty “With nearly one-fourth of all homeowners owing more on their mortgage than their home is worth, the nation’s overall stress level is in the stratosphere,” Burgos added.

Connected to a network of professional committed to solving the nation’s foreclosure crisis one homeowner at a time, Burgos’s message to financially strapped homeowners: “ more help is available than ever before.  Since 2007, 7.9 million homes in the United States have been lost to foreclosure, and my mission is to stem the tide of foreclosures within Broward and Miami Dade Counties.

A Certified Distressed Property Expert (CDPE), Burgos is knowledgeable of the entire landscape of foreclosure avoidance options and is distinctly qualified to negotiate with banks and help financially strapped homeowners to regain peace of mind and a sense of stability for the future.

Burgos has developed a free report entitled, “Are You Living Under the Cloud of an Unmanageable Mortgage?” that is accessible from her website, www.FLAvoidForeclosure.com

The report provides an overview of qualification criteria for the most common foreclosure alternatives, cites red flags for scams, and reminds homeowners why avoiding foreclosure needs to be a top priority.

Upheaval on Wall Street has gotten a lot of attention, but until recently, homeowners have been left to their own devices. Burgos is on a mission to change that.

In the President's State of the Union proposal Obama announced he will be sending Congress a "Homeowners Bill of Rights" to make the mortgage and refinancing process simpler.

The Secretary of The Department of Housing and Urban Development, Shaun Donovan spoke in a Press Briefing to explain the details of the "We Can't Wait Efforts" that Fannie Mae, Freddie Mac and HUD are putting into place to Help Homeowners.

Some of the topics addressed in the briefing were:
  1. "Smart Cost Effective Plan" that will help "Responsible" homeowners refinance their current mortgages that will result in a decrease in monthly mortgage payments of up to $3,000 a year.
  2. "Homeowner Bill of Rights" that will alleviate the red tape, run around from the banks and a simplified transparent plan that will make the refinancing process a lot simpler
  3. The steps that Fannie Mae, Freddie Mac and HUD are taking to stabilize the hardest hit areas to stabilize the market by turning REO [bank owed properties] into rentals
  4. What the Feds are doing to ensure that Second Lien Holders and Mortgage Companies do not sabotage the recovery process
  5. Task Force that includes Federal Enforcement Agencies, State Attorney Generals, Local Agencies, and Private Investors that are working together to coordinate solutions for homeowners and communities that have been harmed, and to turn the page to lift the cloud of uncertainty and move forward to recovery
  6. There will be a fees and penalties charged to banks to repair the damages made as restitution to homeowners that were harmed
  7. A unified streamline one page mortgage application that will simplify the mortgage application process

Remember, this new program they are discussing is specifically for homeowners that are current on their mortgage payments.  The vast majority of homeowners in distress are NOT current on their mortgage.  Although this program may not be the right solution for all, there are other programs avilable that may offer positive results.

Most of us grew up thinking that if we planned well and played by the rules, we’d never have to stand by as our financial lives unraveled.

But upheaval on Wall Street, unacceptable rates of unemployment and plummeting real estate values have taken their toll. Since 2007, 7.9 million homeowners have lost their homes to foreclosure. Current estimates are that one in four homeowners owe more on their mortgages than they could get from the sale of their home. Millions more homes will be lost to foreclosure before this real estate crisis runs its course.

The sad fact is that foreclosure is not an isolated event. For months leading up to the loss of a home, financially strapped homeowners live under a cloud of uncertainty. And then for many years afterwards, the blow to credit gets in the way of buying another home or buying anything on credit. Foreclosure even complicates employment prospects.

The impact of foreclosure is huge and the sad fact is that it’s often avoidable.

As a real estate professional who has earned the Certified Distressed Property Expert (CDPE) designation, my mission is to provide financially strapped homeowners with options to foreclosure, ensure that they steer clear of scams, and help navigate them through the solution that best meets their needs.

Among the most important facts to keep in mind: the sooner help is sought, the better the options.

These are tough times, but more help is available than ever before. If you or someone you care about is ready to navigate away from the dark cloud of an unmanageable mortgage and realize that hope and blue skies are within reach, contact me today and let’s get started.
